Job Description

Under the direction of the Senior Executive Director of Branch Operations, the Property Manager is responsible for the maintenance, repair and general upkeep of branch properties, equipment and facilities. This includes the coordination of YMCA vendors and contractors. Responsibilities include security, budgeting, equipment maintenance and ensuring culture of cleanliness and safety. Experience in managing HVAC, pool operation, electrical, plumbing and mechanicals are important. 

As a member of the leadership team, responsibilities can also include membership development, risk management, building supervision, annual giving campaigns, financial development, and attending YMCA functions. This position is responsible for modeling, teaching and exemplifying the qualities and values which are inherent to the mission and purpose of the YMCA. 

Qualifications
  1. Minimum 3-5 years’ experience in facility maintenance or building trade required. 
  2. Knowledge of HVAC, electrical, plumbing, mechanical repair, pool and other maintenance-related areas. 
  3. Knowledge of project management 
  4. Experience in pool operations, a plus. Willing to obtain Certified Pool Operator certificate within 90 days of employment required. 
  5. Ability to use tools, equipment and chemicals in prescribed manner; read labels and instructions. 
  6. Proficiency in the safe and proper use of power equipment and tools, heavy and light machinery, and building materials. 
  7. Current license to drive with records that meet YMCA standards. 
  8. Understands the mission of the YMCA.
  9. Ability to learn and utilize software specific to job responsibilities. 
Essential Functions
  1. Provides overall facility maintenance and oversight, including planning, developing, implementing, and performing preventive maintenance. Performs general mechanical, electrical, HVAC, plumbing, carpentry, pool systems, boiler systems, janitorial, and general repair work using appropriate hand and power tools. 
  2. Conducts daily walkthroughs and inspections, including interior spaces, building systems, exterior areas, parking lots, grounds, and other YMCA property. Identifies maintenance, safety, and facility concerns and takes appropriate corrective action. 
  3. Performs maintenance and repairs in a timely, safe, and cost-effective manner. Responsibilities include, but are not limited to, painting; plumbing repairs; bathroom and locker room maintenance; equipment repairs; operation and repair of mechanical equipment; and proper handling and storage of chemicals. 
  4. Supports the Aquatics Department with mechanical, operational, and safety issues affecting pool operations. Conducts routine inspections of pool equipment and systems, including filters, pumps, heaters, chemical feeders, and related mechanical equipment, and coordinates repairs as needed. 
  5. Operates, monitors, and maintains mechanical and building systems in accordance with manufacturer specifications, applicable codes and regulations, and YMCA policies and procedures. 
  6. Performs and/or coordinates grounds maintenance, landscaping, snow and ice removal, and other seasonal facility needs to maintain safe and accessible YMCA properties. 
  7. Prioritize and completes repair work, preventive maintenance, and facility projects in a timely manner. Maintains appropriate records of inspections, maintenance, repairs, and completed projects. 
  8. Works with outside contractors, vendors, and regulatory agencies, including fire, health, building, and other governmental departments, to ensure compliance with applicable local, state, and federal regulations related to YMCA facilities and grounds. 
  9. Develops and manages budgets supporting preventive maintenance, annual maintenance plans, repairs, and facility need. Monitors expenditures against approved budgets and identifies opportunities to manage costs effectively. 
  10. Participates with other members of YMCA leadership and management in the YMCA’s Annual Campaign and other fundraising initiatives, as appropriate. 
  11. Advises management regarding facility conditions, maintenance needs, repairs, safety concerns, equipment replacement, and facility improvement projects. Provides recommendations regarding priorities and anticipated costs. 
  12. Maintains and periodically updates facility maintenance plans. Assists in developing annual and long-term capital improvement plans consistent with the YMCA’s strategic priorities, operational needs, available resources, and community needs. 
  13. Coordinates and oversees outside contractors and vendors performing maintenance, repairs, inspections, and facility projects to ensure work is completed appropriately, safely, on schedule, and within budget. 
  14. Responds to urgent facility and building-system issues as needed to support safe and uninterrupted YMCA operations. 
  15. Performs other duties as assigned by the Senior Executive Director of Branch Operations or The Gateway Family YMCA Association.
