Under direct supervision of the Facility Director, the Facility Maintenance Technician is responsible for the overall maintenance and repairs of the building and grounds for the Santa Monica Family YMCA. This person will make general repairs as required to keep the facility safe and functioning properly as well as coordinating needed repairs with service vendors which are beyond the scope of general handyman work. This position is responsible to assure the overall cleanliness and good working condition of the facility, equipment, and surrounding grounds. In addition, the Facility Maintenance Technician is responsible for complying with recommended practices for risk & safety to maintain a safe environment.
Must possess mechanical aptitude, knowledge of general maintenance, and the ability to use hand and power tools. A working knowledge of heating/air conditioning, plumbing, electrical, timers, carpentry, painting and landscaping is needed. Incumbent must be able to do basic handyman repairs, grounds keeping care and janitorial duties. Must exhibit a professional demeanor and the ability to work well with others and function as a team member. Must be highly organized, able to plan and prioritize to accomplish multiple tasks in a timely manner. He/She must demonstrate strong verbal and written communication skills and a willingness to learn more. Must hold current CPR and First Aid certifications. Must be physically capable of lifting upwards to 50 pounds and moving equipment or supplies in a safe manner. This position requires one to be flexible, able to work on evenings or weekends when needed. General computer skills are needed.
KEY AREAS OF RESPONSIBILITY
1. Maintain a safe, clean, and attractive environment in the facility and surrounding grounds.
2. Ensure preventive maintenance, adjustments, and basic repairs are promptly performed.
3. Coordinate vendor service building repairs and maintenance adhering to budget.
AREAS OF PERFORMANCE
Fiscal Management and Control
· Inventory and maintain adequate supplies for housekeeping, maintenance, equipment and building repairs and replacement needs.
· Obtain supervisor’s approval on all bids and purchase orders for maintenance department.
· Seek three competitive bids when instructed from outside contractors for larger projects.
Equipment / Facility Cleanliness and Repair
· Assist with daily facility cleaning and immediately alert supervisor of areas needing attention.
· Inspect facility and equipment daily for deficiencies and needed repairs.
· Create and execute a weekly/monthly/quarterly plan with timelines to complete all needed tasks.
· Perform general repairs and preventive maintenance immediately.
· Assure supplies, parts, and equipment is available and in good working order at all times.
· Assure state and building regulations and laws are enforced and followed.
· Assure all storage areas are well organized, safe, and clean.
Preventive Maintenance and Fixed Assets Program
· Assure a preventive maintenance program for each area of the building, equipment and grounds (i.e. boilers, HVAC systems, etc.) is carried out.
· Promptly submit all records and reports on all equipment and facility related maintenance functions such as purchasing, repairs, contracts, warranties, etc. to supervisor.
· Coordinate overall facility upkeep/maintenance, prioritizing all projects in order of need and appropriate closure timeframes.
Maintenance of Facility Grounds
· Assure the facility grounds including entranceways, rooftop, planters, parking structure, trash storage area and watering systems are well maintained.Graffiti and litter must be immediately removed.
Other Duties
· Develop an ongoing prioritized project list with Facilities Director and implement a completion plan.
· Respond to all calls and emails within 24 hours or next business day.
