Job Description

Directs the maintenance and improvement operations of the facility and grounds including preventative maintenance and related budgets. This is a hands-on position related to the overall maintenance and custodial needs of the facility.

Qualifications
  • Bachelor's degree preferred or equivalent of education/experience in facility management or a related field.
  • Three or more years experience in facility management or closely related field.
  • Working knowledge of mechanical, HVAC, electrical and plumbing systems, carpentry, and other maintenance-related areas.
  • Skills in supervision, budget management and project management.
  • Requires the ability to effectively communicate both verbally and in written form, and in a positive and professional manner with members, supervisors, volunteers, and co-workers, maintaining confidentiality and exchanging accurate information in all communications.
  • CPR, First Aid and AED certifications required within 30 days of employment.
  • Certified Pool Operator (CPO) certification required within 90 days of employment.
  • Ability and current license to drive with record that meets YMCA insurance standards.
  • Familiarity with personal computers and spreadsheets helpful.
  • Ability to respond to safety and emergency situations.

PHYSICAL DEMANDS

While performing the duties of this job, the employee is often required to: climb stairs, bend, stoop, kneel, twist, reach with hands, sit, stand for an extended period of time, climb ladders, walk, shovel snow, plow snow, lift and/or move up to 50 pounds, have finger dexterity, grasp, perform repetitive motions, talk, hear and have visual acuity.

The work is performed both indoors and out and may require travel to various locations. While performing the duties of this job the employee is exposed to weather conditions prevalent at the time.

Essential Functions
  1. Provides overall coordination of facility maintenance, including planning and developing
    preventative maintenance.
  2. Ensures the proper operation of all mechanical systems, pool equipment and water, heating and cooling systems, filtration systems, electrical systems, plumbing systems, exercise equipment, and other related building systems.
  3. Completes repair work and projects in a timely manner. Oversees all contractors that work in the facility and grounds. May request and review bids and recommend selection of contractors.
  4. Develops system to accurately record and track equipment warranties, age of equipment, replacement parts and repairs.
  5. Ensure adequate supplies and equipment are available as needed. Maintain inventory for heavy wear items.
  6. Works with outside agencies such as fire, health, building depts., etc. to ensure compliance with all local, state, and federal regulations related to facilities and grounds.
  7. Develops budgets supporting the preventative and annual maintenance plans and monitors expenditures against budget.
  8. Recruits, hires, trains, develops, schedules, and directs assigned staff and volunteers. Reviews and evaluates performance. Develops strategies to motivate staff and achieve goals.
  9. Participates with other members of management in the YMCAs fundraising campaign.
  10. Advises management on maintenance issues and projects as requested.
  11. Be a part of leadership team to assess annual plan of capital projects, consistent with the YMCAs strategic plan.
