Property Director

Becket-Chimney Corners YMCA, a premiere overnight summer camp for youth, is hiring a year-round Property Director.  
Job Description
  • Oversee the management of all aspects of our 1400 acre property, ~180 buildings/structures, infrastructure, equipment, maintenance, and facilities planning.  

  • Supported by the Executive Director of Operations and collaborating with program leadership, ensure the property and facilities are of the safest and highest quality in support of the mission and vision for delivery of BCCYMCA’s programs. 

  • Supervision and accountability for the Maintenance Team, including training and support to follow all related policies and procedures.

Qualifications
  • Minimum of 5-7 years of demonstrated experience in facilities management or related field.  

  • A wide range of relevant building trades and property management knowledge and experience.  

  • Minimum of 3-5 years of proven leadership managing teams.  

  • Excellent verbal and written communication skills.  

  • High level of competence in basic computer skills: Emails, online accounts, work order software utilization, etc.  Some mastery with the ability to achieve competence through training will be considered.

  • Ability to work outside and be physically active.  

  • Current driver’s license with clean driving record and have reliable ability to travel to and from work. 

  • Must pass background clearances and provide proof of recent medical physical & immunization records as required by MA regulations.  

  • Ability to work occasional evenings and weekends as needed from September to May.  Must be willing to commit to the business needs of our operating season from June through August—including a few required weekends.  

  • Be able to participate and lead the on-call response schedule rotation for the Maintenance Department.  

Essential Functions

Leadership/Cultural:

  • Collaboratively identify and execute on BCCYMCA’s operational and strategic goals pertaining to our property and facilities.

  • Hire, motivate, train, and direct facilities and custodial staff, including contracted workers and international staff.

Property and Facilities: 

  • Lead the team through setting priorities and providing support in managing work orders and developing a comprehensive multi-year plan to address deferred maintenance and annual upkeep. 

  • Foster ongoing positive relationships with contractors/third-party vendors and seeking new relationships where necessary. 

  • Provide technical guidance and leadership, seeking appropriate resource support, to comply with all applicable regulatory, licensing, and accreditation requirements.  

  • Sustain existing, and develop where needed, systems to ensure industry best practices. 

  • Oversee all fire control systems, including contracted services and related maintenance and training. 

  • Ensure the proper operation and routine maintenance of all infrastructural systems, including HVAC, generators, equipment and vehicles, major appliances, etc. 

  • Work effectively and collaboratively with outside agencies such as local inspectors, state oversight departments, local and regional authorities, etc.  

  • Support the team and actively participate and complete work orders in the field, including carpentry, light plumbing, light electrical, etc. 

Business and Budget: 

  • Regularly review expenses to promote efficiencies and priorities for the Maintenance Department and ensure monthly/annual expense budgets are not exceeded.

  • Collaborate to procure contracts and business agreements.  

  • Authorize expenses relating to maintenance and property. 

  • Work closely with the Executive Director of Operations to set annual expense budgets and recommend priorities for applicable Capital Expenditures. 

  • Work collaboratively with the HR Manager and Executive Director of Operations to ensure a fully staffed and sustainable workforce for the Maintenance/Facility team. 

Required Certifications

CSL required (Construction Supervisor’s License), or ability to attain and satisfy this job requirement
