Job Description

The Middlesex YMCA is seeking a qualified individual to oversee operations for a 62 room (SRO) men’s residence ensuring quality service to tenants in a safe and stable environment.  The Property Manager supports the mission of the YMCA Housing program by providing quality management of the residence program including compliance, coordination with supportive services staff, supervision of maintenance needs and staff, efficient budget management, efficient vacancy preparation, maintaining high occupancy rates, rent collections, vendors and community partner relations. The Property Manager provides excellent customer service to tenants, co-workers, vendors and community partners.



·  Associate’s degree, BA/BS preferred in Human Services or related field

·  A minimum of one year of experience in housing administration.

·  Ability to work with and evaluate financial data

·  Computer skills, including Microsoft Office

·  Excellent customer service, interpersonal and communications skills

·  CPR/First Aid

Essential Functions

ESSENTIAL FUNCTIONS include the following, other duties may be assigned:

Thinks, communicates and behaves as a cause-driven leader and role model for other staff and members when it comes to desired staff behaviors; promotes youth development, healthy living, and social responsibility in all job-related functions.

Collect rents and maintain records according to the proper procedures and funding requirements.

Manages and supervises maintenance staff and vendors working in the residence.

Models relationship building skills such as motivational interviewing or Listen First in all interactions.  Responds to all resident and community inquiries/complaints in a timely manner.

Compiles program statistics from various data elements and communicates progress, areas of improvements and effectiveness to staff and management.  Assists with audit preparedness and provides data in response to grants or reports.

Accomplishes financial objectives by collecting rents; paying bills; forecasting requirements; assisting in preparation of  an annual budget; scheduling expenditures; analyzing variances; initiating corrective action

Follow-up delinquent accounts and pursue collections in accordance with established procedures.

Maintain tenant files and related documentation regarding continuing eligibility and adjustments.

Conducts regular studies of Resident needs and designs programs so that needs can be met.

 Manages in the interview, intake and review process of new tenants.

Administers termination procedures when necessary.

Develops and updates policies and procedures for the department.

Remains current on all local, state, and federal laws applicable to the Men’s Residence.

Facilitate the cleaning of residence and minor repairs.

Work closely with the Facility Director to ensure a safe and well maintained environment for tenants and staff members

Monitor inventory and purchase supplies as needed.

Oversee turnover of rooms. Work closely with the Facility Director on MEP and major repairs.

Develop strong working relationship with Middletown Police and Fire Department 

Manage all correspondence, annual inspections and maintain compliance with the Department of Health

Participate in local housing initiatives

Keeps records essential for control, evaluation and reporting to committees, the Board of Directors and the CEO.

Required Certifications

Associate’s degree, BA/BS preferred in Human Services or related field
